Resumo
Este estudo representa a fase inicial do Trabalho de Conclusão de Curso de Arquitetura e Urbanismo na Universidade do Vale do Taquari - Univates, cujo tema central aborda o projeto de um edifício multifuncional. O objetivo principal é desenvolver uma base de referência para a etapa seguinte do trabalho, onde a proposta arquitetônica será concebida. Os primeiros andares do edifício abrigarão uma variedade de comércios, como lojas, cafés, restaurantes e espaços compartilhados, como salas de reuniões, auditório, áreas de convivência e coworking, com o objetivo de estimular a colaboração entre as empresas. Os pavimentos superiores serão destinados às unidades residenciais, adaptadas para atender às diferentes necessidades dos moradores. A localização do terreno proporciona acesso rápido a centros comerciais e serviços, tornando-o ideal para o empreendimento. Os capítulos do trabalho abordam os conceitos sobre o tema, referenciais arquitetônicos, análise do terreno, condicionantes legais do Plano Diretor Municipal e o programa de necessidades, incluindo detalhes quantitativos das áreas propostas.
This study represents the initial phase of the Final Course Project in Architecture and Urbanism at the University of Vale do Taquari - Univates, whose central theme addresses the design of a multifunctional building. The main objective is to develop a reference framework for the next stage of the project, where the architectural proposal will be conceived. The lower floors of the building will house a variety of businesses, such as shops, cafes, restaurants, and shared spaces, including meeting rooms, an auditorium, communal areas, and coworking spaces, with the aim of stimulating collaboration among companies. The upper floors will be dedicated to residential units, adapted to meet the different needs of the residents. The location of the land provides quick access to commercial centers and services, making it ideal for the development. The chapters of the paper cover concepts on the theme, architectural references, land analysis, legal constraints of the Municipal Master Plan, and the program of needs, including quantitative details of the proposed areas.
