A gestão de negócios, incluindo a de propriedades urbanas e rurais, verifica-se
indispensável atualmente. Analisar as projeções do investimento é fundamental para o sucesso de um empreendimento. Neste contexto, o tema do estudo relaciona-se a viabilidade financeira de um investimento adquirido para construção de um aviário. O objetivo geral é analisar a viabilidade de investimento na construção de um aviário pelos modelos tradicionais e o MMC (Crystal Ball). A metodologia empregada no estudo utiliza-se de uma abordagem quantitativa e os procedimentos técnicos empregados verificam-se como estudo de caso, utilizando-se da pesquisa documental primária, com uma entrevista não padronizada e formulário. Os resultados foram obtidos através das análises realizadas pelos métodos tradicionais, verificando o cenário realista, sendo analisados indicadores como VP, VPL, TIR, TIR-M, PB descontado e IL. Os indicadores demonstraram a viabilidade do investimento, apresentando uma TIR de 16%, TIR-M de 11%, o payback descontado resultou em 6 anos e 6 meses, o IL em R$ 1,75 e o VPL R$ 1.069.091,96. Para complementar o estudo realizado, utilizou-se o software Crystal Ball para validar os métodos tradicionais e obter-se resultados mais nítidos, o qual apresentou resultados positivos, como a frequência da TIR em 51,56%, a TIR-M 79,89% e o IL de 50,06%, validando os indicadores do método tradicional quanto a viabilidade do investimento.
Business management, including those of urban and rural properties, is now indispensable. Analyzing investment projections is fundamental to the success of an enterprise. In this context, the theme of the study relates to the financial viability of an investment acquired for the construction of an aviary. The general objective is to analyze the feasibility of investing in the construction of a poultry house using traditional models and MMC (Crystal Ball). The methodology used in the study is a quantitative approach, the technical procedures are a case study and a primary documentary research with non-standardized interviews and forms. The results were obtained through analyzes done using traditional methods, verifying the realistic scenario, analyzing indicators such as PV, NPV, IRR, IRR-M, discounted PB and IL. The indicators demonstrated the viability of the investment, presenting an IRR of 16%, IRR-M of 11%, the discounted payback resulted in 6 years and 6 months, the IL in R$ 1.75 and the NPV in R$ 1,069,091.96. In addition to the study, the Crystal Ball software was used to validate traditional methods and obtain clearer results. To obtain clearer results, which demonstrated positive results, such as the IRR frequency of 51.56%, the IRR-M 79.89% and the IL of 50.06%, validating the indicators of the traditional method regarding investment viability.
